The 24 year old original roof system being replaced with new fleeceback EPDM membrane in low rise adhesive. A new insulation system is being installed to augment drainage and to increase r-value. Because of the additional r-value, the Owner is eligible for Energy Star Credit. Other project highlights include large areas of lightweight gypsum deck replacement and a new wood blocking system at the perimeter to meet FM Global requirements.

All exterior weatherproofing components on this 20 plus year old building are original. Widespread leakage occurs at many of the windows, expansion and control joints and through some of the masonry. The project includes some brick replacement and tuckpointing, the reglazing of all windows, the sealant replacement at all window/brick connections and backer rod and sealant replacement at all control and expansion joints.
